HomeMy WebLinkAboutOrdinance-1978-0263INTRODUCED BY COUNCIL PERSON CAVARRA ORDINANCE NO. 263 Series of 1978 TITLE: AN ORDINANCE AMENDING SECTIONS 16, 17, 18 and 19 OF APPENDIX A, ZONING ORDINANCE, OF THE CODE OF LAWS OF THE CITY OF WHEAT RIDGE, AS ADOPTED AND PASSED IN 1976, AND CONCERNING THE AREA REGULATIONS OF CERTAIN COMMERICAL DISTRICTS. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE, COLORADO, THAT: Section 1. Section 16 D 6, is deleted in its entirety. Section 2. Section 16 D is amended to read as follows: 6. Lot coverage. No more than 850 of the gross lost area shall be covered by structures or surfacing. That area not covered shall be land- scaped. 7. Side and rear yards must be 15 feet when adjacent to a residential district. 8. A minimum of 12 feet landscaped buffer area is required when adjacent to a residentially zoned and used parcel. 9. Parking adjacent to a public street must be screened by use of planting, berm grade separation or other means to the height of 36". Height shall be determined at time of installation. 10. When adjacent to a residential zoning district, the following requirements must be met: (a) Architectural style shall be consistent with adjacent structures. (b) Building height must be within 5 feet of the height of adjacent structures. (c) Color and building materials shall be consistent with that of adjacent structures. In cases where this is difficult to determine, earth- tone colors shall be used. Section 3. Section 17 D 3 is amended by adding the following words: "If parking is located other than in the front yard, and said front yard is completely landscaped, the minimum depth of the front yard may be reduced to 30 feet, unless the height of the building exceeds 35 feet, in which case the minimum depth of the front yard shall be 50 feet," Section 4.
