ORDINANCE NO. 277
Series of 1978
TITLE: AN ORDINANCE PROVIDING FOR THE REZONING OF LAND LOCATED AT
4600 KIPLING STREET, CITY OF WHEAT RIDGE, COUNTY OF JEFFERSON,
STATE OF COLORADO.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE, COLORADO, THAT:
Section 1. Upon application of Jack Bird and Rosabelle Bird for rezoning in
Wheat Ridge Case No. WZ-78-6, and upon recommendation for approval
from the Wheat Ridge Planning Commission, and pursuant to findings
made based upon testimony and evidence presented at public hearing
before the Wheat Ridge City Council, Wheat Ridge Zoning Maps are
hereby amended to exclude from the A-1 Zone District and to in-
clude within the RC-1 Zone District, the following described land:
A tract of land containing 1.132 acres, more or less,
in the West 330.57 feet, of the South 150 feet, of the
North 594 feet, of the Southwest Quarter, Northwest
Quarter, Northwest Quarter, except .051 acres conveyed
to the State Highway Department as contained in Book
2124 at Page 188, all in Section 22, Township 3 South,
Range 69 West, in the County of Jefferson, and State
of Colorado.
In the event there is any further development of this site, appli-
cant shall apply for PCD, 10-foot required for dedication be made,
and also a Development Agreement for street improvements be re-
quired.
Section 2. This ordinance shall take effect fifteen (15) days after final
publication.
INTRODUCED, READ, AND ADOPTED on first reading by a vote of 5 to 0 on
this 24th day of April , 1978; ordered published in full in the Wheat
Ridge Sentinel and Public Hearing and consideration on final passage set for
May 15 , 1978, at 7:30 o'clock P.M., at Council Chambers,
Anderson Building, 4355 Field Street, Wheat Ridge, Colorado.
READ, ADOPTED, AND ORDERED PUBLISHED on second and final reading by a vote of
5 to 1 this 15th day of May , 1978.
