HomeMy WebLinkAboutOrdinance-1979-0307INTRODUCED BY COUNCILMEMBER CAVAKRA ORDINANCE NO. 307 Series of 1978 TITLE: AN ORDINANCE PROVIDING FOR THE REZONING OF LAND LOCATED BETWEEN WEST 32ND AND 33RD AVENUES AND BETWEEN ZEPHYR AND YARROW COURTS, CITY OF WHEAT RIDGE, COUNTY OF JEFFERSON, STATE OF COLORADO. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE, COLORADO, THAT: Section 1. Upon application of Lee Kinnie and Homer Hill, Hacienda Loma Vista Planned Residential Development (PRD) located between West 32nd and 33rd Avenues and between Zephyr and Yarrow Courts, being approximately 2.614 acres for rezoning in Wheat Ridge Case No. WZ-78-19, and upon recommendation for approval from the Wheat Ridge Planning Commission, and pursuant to findings made based upon testimony and evidence presented at public hearing before the Wheat Ridge City Council, Wheat Ridge Zoning Maps are hereby amended to exclude from the A-1 Zone District and to include within the PRD Zone District, which Preliminary Plan is for a Planned Residential Development of eight duplexes, the following described land: A tract of land in the NW; of Section 26, T3S, R69W of the 6th P.M. Jefferson County, Colorado. Commencing at the center one quarter corner of said Section 26, thence Westerly along the South line of the NW; of said Section 26 a distance of 844.41 feet; thence at right angles North a distance of 35.00 feet to the North Right-of-way of West 32nd Avenue, said point being the point of beginning, more particularly described as follows: Thence continuing North on the West line of Ridgeview Estates Subdivision, a recorded plat in Jefferson County, a distance of 36n.00 feet to the South Right-of-way line of West 33rd Avenue; thence at right angles West along the South Right-of-way line of West 33rd Avenue a distance of 316.29 feet to the Northeast corner of a Ingress, Egress Easement recorded in Book 1641, page 80 of the Jefferson County records; thence at right angles South along the East line of said Easement a distance of 360.00 feet to the North Rig",.t•-of- way line of West 32nd Avenue; thence at right angles East along the North Right-of-way line of West 32nd Avenue a distance of 316.29 feet to the point of beginning, containing 2.614 acres, more or less. Section 2. This ordinance shall take effect 15 days after final publication. INTRODUCED, READ, AND ADOPTED on first reading by a vote of 6 to D _ on this 4th day of December , 1978; ordered published in full in a newspaper of general circulation in the City of Wheat Ridge, and Public Hearing and consideration on final passage set for January 15 1979 , at 7:30 o'clock P.M., at Council Chambers, 7500 West 29th Avenue, Wheat Ridge, Colorado.
