TITLE: AN 0RDINA1\1CE PROVIDING FOR THE APPROVAL OF REZONING FROM RESIDENTIAL-
TWO (R-2) TO RESTRICTED COMERCIAL ONE (RCl) FOR LAND LOCATED AT 7590
WEST 48th AVENUE, CITY OF WHEAT RIDGE, COMM OF JEFFERSON, STATE OF
COLORADO.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE, COLORADO, THAT:
Section 1. Upon application of Jerry R. Busey for approval of rezoning in Wheat
Ridge Case No. WZ-78-110, and upon recommendation for approval from the Wheat
Ridge Planning Cam nission and pursuant to findings made based upon testimony and
evidence presented at public hearings before theWheat Ridge City Council, Wheat
Ridge Zoning :flaps are hereby amended to exclude fron the Residential-Two (R-2)
zone Districts and to include within the Restricted Commercial One (RCl) zone
District the following described land:
A tract of land in Section 23, Township 3 South, Range 69 West; beginning
at a point in Lot 23 of COULEHAN GRANGE, which point is 166 feet north of
the south line of said Lot 23 and 432 feet west of the east line of said
Lot 23, said point also being further described as a point from whence the
N4 corner of said Section 23 bears N24020.2'W a distance of 543.82 feet;
the bearing of which is based upon the direction of the north line of NEQ
of said Section as being N89°58.1'E; thence S89°57.7'W parallel to the south
line of said Lot 23 a distance of 190 feet; thence NO°05.6'E along the east
line of Wadsworth Blvd. a distance of 59 feet; thence N68°07.1'E a distance
of 116.41 feet to a point from whence the POINT OF BEGINNING bears S38°41'E
a distance of 131.00 feet; thence S380411E a distance of 131 feet to the
Point of Beginning; EXCEPT the west 55 feet thereof, County of Jefferson,
State of Colorado.
Section 2. This ordinance shall take effect 15 days after final publication.
INTRODUCED, READ, AND ADOPTED on first reading by a vote of 6 to 0 on this
9th day of July , 1979; ordered published in fuln in a.7-newspaper of
general circulation in the City of Wheat Ridge, and Public Hearing and considera-
tion on final passage set for July 30, , 1979, at7:30 o'clock p.M.
at Council Chambers, 7500 West 29th Avenue, Wheat Ridge, Colorado.
READ, ADOPTED, AND ORDERED PUBLISHED on second and final reading by a vote of
6 to 0 , this 30th day of July , 1979.
