BE IT ORDAINED BY THE CI'T'Y COUNCIL OF THE CITY OF 4111EA`I' RIDGE,
COLORADO, THAT:
Section 1. Upon application of Franx Pourdad for approval of
rezoning in Wheat Ridge, Colorado, Case No. vVZ-80-31 and based
upon recommendation for approval trom the 4heat Ridge Planning
Commission and pursuant to findings made based on testimony and
evidence presented at public hearing before the ',Nheat Ridge City
Council, Wheat Ridge maps are hereby amended to exclude from the
Residential-Three District and to include in the Restricted
Commercial One District the following described land:
A tract of land in the PIE 1/4, NE 1/4, Section 26, T3S,
R69ol of the 6th P.M., City of 01heat Ridge, County of
Jefterson, State of Colorado, more particularly
described as follows:
Beginning at the northeast corner of said Section 26;
thence 689053'26"W along the north line of the NE 1/4
of said Section 26 a distance of 517.50 feet; thence
S00027'03"N a distance of 230.01 feet to the true point
of beginning; thence S00027'03"•.a a distance of 60.0
feet; thence S89053'26"v1 a distance of 125.65 feet;
thence N00025'48"E a distance of 60.0 feet; thence
N89053'26"E a distance of 125.67 feet to the true point
of beginning.
Section 2. Safety Clause. The City Council hereby finds,
determines, and declares that this ordinance is promulgated under
the general police power of the City of v`iheat Ridge, that it is
promulgated for the health, safety, and welfare of the public,
and that this ordinance is necessary for the preservation of
health and safety and for the protection of public convenience
and welfare. The City Council further determines that the
ordinance bears a rational relation to the proper legislative
object sought to be attained.
Section 3. Severability. If any clause, sentence, paragraph, or
part of this ordinance or the application thereof to any person
or circumstances shall for any reason be adjudged by a court of
competent jurisdiction invalid, such judgment shall not affect,
impair or invalidate the remainder of this ordinance or its
application to other persons or circumstances.
Section 4. This ordinance shall take effect 1 day after
final publication.
