for ninety (90) days through and including March 18, 1584, as the
same applies to t.,e clevelop:nent of multi-family dwellings within and
upon properties :73ned R-3. The intent of this Ordinance is to
preclacc'multi - l f 1y deveIo ,ent Withir any R-3 district v:lthln the
City pur=cant to said Section 25(F) pending -,odificatlon and ar.lend-
ent of said Section 25(F) This Ordinance shall not 1-'e deemed to
reclu,e c.evclorment of multi-family dwellings within the R-3
district, or anl- ether district, wherein setY~acl,s and other zoning
ie `uire;f.ents for the R-3 (`.i strict are met.
Section 2 This Ordinance is necessary for the ii,rle( - ale
protection of the residential areas surrounding properties zoned
R-3 and upon which may be developed multi-family dwellings pur-
suant to Section 25(F).
Section 3. This Ordinance shall expire upon adoption of an
Ordinance amending said Section 25(F) of Appendix A of the Code of
Laws of the City of Wheat Ridge, or at 11:59 p.m, on April 6, 1984
1984, whichever first occurs.
Section 4. Severahility. If any clause, sentence, paragraph,
or part of this Ordinance or the application thereof to any person

or circumstances shall for any reason be adjudged by a court of
competent jurisdiction invalid, such judgment shall not affect,
impair, or invalidate the remainder of this Ordinance or its appli-
cation to other persons or circumstances.
Section 5. Safety Clause. The City Council of the City of
Wheat Ridge hereby finds, determines, and declares that this is an
Emergency Ordinance, promulgated pursuant to Section 5.13 of the
Home Rule Charter of the City of Wheat Ridge and is necessary for
the immediate preservation of the public property, health, peace,
safety, and welfare. The City Council further determines that
this Ordinance bears a rational relation to the proper legislative
object sought to be attained.
This Ordinance was adopted 6 to 1 on January 9, 1984
1984, and, pursuant to Section 5.13 of the Home Rule Charter of the
City of Wheat Ridge,became effective at said date and time.
