TITLE. A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE,
COLORADO, REGARDING MODIFIC ATlONS OF THE WHEAT RIDGE TOWN
CENTER URBAN RENEWAL PLAN AND FINDING AND DECLARING THAT
SUCH PROPOSED MODIFlCA TlONS CONSTITUTE A SUBST ANTlAL CHANGE
TO SUCH PLAN
WHEREAS, the City has submitted a request to the Wheat Ridge EconomIc
Development and Revitahzation Commission to modify the Wheat Ridge Town Center Urban
Renewal Plan, which proposed modifications are summarized on the attachment to thIS
Resolution, and
WHEREAS, the City Council has been adVised by staff and consultants, and has
determmed that the proposed modifications constitute a substantIal change to the Plan, as
provided m Part I, Article 25, Title 31, Colorado Revised Statutes, (the Urban Renewal Law),
and
WHEREAS, m accordance with the Urban Renewal Law, the proposed modificatIOns
shall be submitted to the Wheat Ridge Plannmg Commission for a determmatlOn as to whether
such modifications are in compliance wIth the City's Comprehensive Plan.
NOW, THEREFORE, BE IT RESOLVED, THAT
The modificatIOns proposed by the comllllSSlOners ofthe Economic Development
and ReVitalization Commission (EDARC) substantIally change the Wheat Ridge
Town Center Urban Renewal Plan m the followmg respects: adding land area to
the redevelopment area and modlfYmg procedures for financmg the proposed
project.
2 The Planmng Comllllssion shall review the proposed modificatIOns for a
determmatlOn as to conformance wIth the City of Wheat Ridge Comprehensive
Plan.
3 A public hearing shall be held before the City Council regarding such modificatIOns
on the 13lh day of October, 1997 dunng the regularly scheduled City Council
meetmg commencing at 7 00 pm., or as soon thereafter as the matter may be
heard, m the Council Chambers of the Mumcipal Building, 7500 West 29th Avenue,
Wheat Ridge, Colorado
4 Notice of such hearIng shall be provided in accordance with the Urban Renewal
Law
SUMMARY OF MODIFICATIONS
TO THE
WHEAT RIDGE TOWN CENTER URBAN RENEWAL PLAN
1 Add real property shown as Project Area--Phase IVan the attached map This is the real
property located in the northwest corner of West 44th Avenue and Wadsworth Boulevard,
currently owned by Vem Vohoshka.
2. Provide for the capture of property tax increment for this additional area,
5 Pnor to the City Council public hearIng, the City shall provide the Jefferson
County Commissioners with an Impact statement estimating the time to complete
the redevelopment project, the estImated annual property tax mcrement to be
allocated dunng this time period to fund the redevelopment project and any other
estimated Impacts of the project on county services or revenues.
